Tool Terms of Use

These terms cover the free tools published by Oasis Revenue Lab, a service line of Lux Oasis Advisory & Services LLC, a company registered in the Sharjah Free Zone (SHAMS), United Arab Emirates, licence number 2645909, TRN 104722180700003 ("we", "us", "our").

01Which tools these terms cover

• The floor price calculator on the website, which takes your monthly fixed costs, cleaning cost per stay, average stay length, OTA and management fee percentage, other variable cost per night and expected occupancy, and returns a hard pricing floor, break-even nightly rate, last-minute floor, orphan gap fill rate, weekend floor, low-season base and peak season minimum.
• The single-unit Excel calculator, when we send it to you.
• The portfolio Excel calculator, when we send it to you.

These terms apply whether you use a tool on our website, receive it by email or pass it on to someone else.

02What the tools are

They are arithmetic. Each one applies a published formula to the numbers you type in and shows you the result. The formulas used by the on-page calculator are published on the page itself, so you can check them.

They are not a model of your business, they are not a forecast, they are not a valuation, and they are not a recommendation to charge any particular price.

03Estimates only

3.1 Every output is an estimate for guidance only.

3.2 The output depends entirely on the numbers you supply. If your cost base, your occupancy assumption, your fee percentage or your average stay length is wrong or out of date, the output is wrong, and the tool has no way of knowing.

3.3 The tools use simplifying assumptions. They do not account for taxes, VAT, financing costs, deposits, seasonality within a month, channel-specific fee structures, promotions applied by a booking platform, cancellations, chargebacks, refunds, damage, the time value of money, or anything else not among the inputs.

3.4 We give no warranty that any output is accurate, complete, current or fit for any purpose. To the extent the law allows, all implied warranties are excluded.

04Not advice, and not a regulated activity

4.1 Nothing produced by the tools is financial advice, investment advice, mortgage or credit advice, tax advice, accounting advice, legal advice or a valuation.

4.2 We do not carry on any regulated activity through the tools. We are not a licensed financial adviser, investment adviser, mortgage broker, tax agent or valuer, and nothing here should be read as suggesting otherwise.

4.3 The tools do not tell you what to charge. They tell you what a particular formula returns for the numbers you entered. The pricing decision is yours.

4.4 If you need advice on any of the matters in clause 4.1, take it from someone qualified and licensed to give it.

05Your responsibility for decisions

5.1 Any decision you take in reliance on a tool is your decision.

5.2 We are not liable for any loss, including loss of revenue, loss of profit, loss of bookings or loss of anticipated savings, arising from a decision taken in reliance on an output, or from a decision not taken.

5.3 Where you are also a client under the Terms of Service, clause 15 of those terms applies to any liability that is not excluded here. Where you are not a client, our liability to you in connection with the tools is excluded to the fullest extent the law allows, and nothing in this clause limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any liability that cannot lawfully be limited.

06Data

6.1 The on-page floor price calculator runs entirely in your browser. The figures you type into it are not sent to us, are not sent to anyone else and are not stored. We never see them.

6.2 To receive an Excel calculator you send us an email. We then hold your email address and whatever you put in the message, and we use it to send you the file and to reply to you. That is described in the Privacy Policy, and we keep enquiry data for two years.

6.3 Once an Excel file is on your computer it is yours. Anything you type into it stays with you.

07Availability of the Excel files

The Excel calculators are sent by email on request. Where our website describes a calculator as an instant download, treat that as a request route until a direct download link is published, and expect a file by email rather than immediately.

08Use and licence

8.1 The tools are free. We are not charging you and you are not buying anything.

8.2 You may use them for your own business, including for properties you manage for others, and you may share the Excel files unmodified with colleagues.

8.3 You may not sell them, rebrand them, present the outputs as your own product, strip the disclaimers from them, or build them into a paid service without our written consent.

8.4 We own the tools, their formulas as expressed in them, their layout and their content. Nothing here transfers any of that to you.

09Changes and withdrawal

We may change the formulas, change the tools or withdraw them at any time. Doing so does not affect a copy already in your possession, and we do not undertake to keep any version available.
