Revenue Management Partner. Pricing engines configured, verified and managed daily.
The hospitality industry's professional standard for revenue management, awarded by HSMAI and held by our founder. The same qualification hotel revenue managers hold, applied here to short-term rentals.
Licence held by our operating partner, a separate UAE company. Live portfolio in JBR, Dubai Marina and Downtown.
What we do
We are a short-term rental revenue management business. Certified revenue managers build and run your pricing strategy. The workspace is what supports that service: you connect your systems, see how the portfolio is performing, pull the reports you need, and work with the revenue agent in between.
Your pricing engine and your PMS feed one place, so the figures you see are the figures your systems hold.
Revenue, occupancy against the market, pace, MPI and a forward view, per property and portfolio-wide.
Owner updates and performance reports from your own data, ready to send without rebuilding them monthly.
Ask why a number moved, see the evidence, approve what you want applied. Anything commercial waits for you.
Who we work with
Property management companies and subletting operators running guest-ready portfolios.
Renting out your own property. You do not need to run a management company to work with us.
Leased units and units managed on behalf of owners, under one commercial view.
Portfolio analysis, revenue strategy and ongoing revenue decisions for your own clients.
Path 01 · Managed revenue
For property managers, subletting companies and private owners alike, from a single apartment to a full portfolio. You work in your own dashboard. The AI prepares the investigation and the reporting. Certified revenue managers set the strategy, review what the numbers mean and bring you the decisions. You approve anything commercial before it happens.
Pricing tools give you data. We give you a position.
A live portfolio dashboard: revenue to date, occupancy against the market, MPI, a 30-day forecast, goals and pace per property, and a short queue of what needs a decision, each item carrying the reason behind it.
It investigates the question behind a number, assembles the evidence, judges an OTA campaign against your own rate and fee stack, and drafts the report. Where an input is missing it says so and declines to quote a figure.
Sets the pricing strategy, the cost floor, the minimum stays, the seasonal calendar and the persona profile the agent works inside; reads the market context the data cannot read; reviews the result and adjusts. The strategy is defended by a person, not a rule.
You do. A proposal arrives with its reasoning and you approve it. Rate changes are made in your pricing engine. OTA campaigns and promotions stay yours to switch on in the console, and we watch the result and tell you when it has done its job.
Title, description, photo order, amenities and content reviewed and improved, so the listing converts the traffic it already gets.
A regular audit of each listing against its market: visibility, conversion, review performance and the ranking factors that move it.
Full configuration and ongoing management of the pricing engine: base prices, min prices, seasonal profiles, day-of-week adjustments and discounts.
A properly calculated minimum for every unit, built from its real cost structure, so the floor reflects what the unit actually costs you.
Weekday and weekend logic, minimum-stay rules, orphan gap handling and the last-minute strategy that closes the remaining nights.
The Dubai calendar priced deliberately: peak season, low season, Eid, DSF, major events and the compression periods around them.
The comp set defined properly — including the competitors inside your own building — and then monitored, not set once and forgotten.
A monthly review of ADR, occupancy, RevPAR and MPI against the market — with the strategy adjusted from what the result actually says.
Revenue managers do this work. The AI watches it every day. We are a revenue management company that built its own software, not a software company selling a tool. The agent flags what moved overnight; the strategy behind it is set, reviewed and defended by people.
Want this run properly on your listings? Every conversation starts with your actual units, rates and cost structure.
Manage my revenueWho We Are
Oasis Revenue Lab was built inside an actual STR operation managing live Dubai listings. We work daily inside Lux Oasis Holiday Homes, our operating partner — a separate UAE company, DTCM-licensed and active in JBR, Dubai Marina, and Downtown. Every signal, every recommendation, every floor-price rule is tested on that portfolio first.
Manage my revenueWe run revenue for Lux Oasis Holiday Homes, our operating partner in Dubai. This is operations, not theory.
We configure and optimise PriceLabs daily — for our own portfolio and for clients.
CRME-certified revenue management applied to real market interpretation — not dashboard-watching.
The agent runs on our own listings every morning. Clients get recommendations that have already been tested internally.
The Workspace
Two views of the same workspace. A manager view across the portfolios you are authorised to see, and a separate dashboard for each client, showing only their own properties.

Selling ahead of the curve for the month: booked 68% against an on-curve 44%.
Behind for the month, but the market itself is pacing well below last year. Most of this is market-wide.
VAT registration and the tourism fee per night are unanswered, so no net payout can be quoted.
Every item carries its reasoning. Where an input is missing, the workspace says which one and declines to quote a number rather than guessing.
02 · Commercial analysis
At 30% off: AED 801 per night gross. Rate basis: sold ADR this month.
The net per night cannot be checked yet: OTA commission not verified for this unit, VAT registration unanswered, tourism fee not entered, and no cost floor on file.
Empty dates ahead: raise the rate first, you approve it, then switch on the last-minute discount. Net price only around 6% lower, but the discount badge puts the listing back in front of guests.
Booking revenue, payout and estimated profitability are kept separate. A verdict is only produced when the inputs behind it exist.
03 · Local demand
School half-term · 24 Oct – 1 Nov. 1 open night priced at AED 680, below the everyday ADR of 1,144 for a high-demand window. Likely selling too cheap. Review upward before it fills.
Festival travel window · 6–15 Nov. 3 open nights priced at AED 956, below the everyday ADR of 1,144. Same pattern.
Relevance is judged on the property and the stay dates, not on proximity alone. A city-wide event can matter well beyond a short radius, and a nearby event can be irrelevant to a property's guests.
04 · Goals and the year
Needs 192% of last year's remaining season to match last year.
Last year matched and the +10% KPI beaten.
On-the-books counts everything booked for the year so far, pro-rated to the calendar. The verdict compares what is still needed with what the same period earned last year. A like-for-like scoreboard sits alongside it, covering only units that traded in both years, and only closed months.
05 · Reports and assistance
Put a question to the workspace and get an answer drawn from the data it is authorised to read, with the reasoning shown. Conversations are logged.
Downloadable from the portfolio view, so a client receives a prepared document rather than a screenshot.
Before it proposes anything, the agent is tuned to you: how much risk you will take on rate, the floors and rules it must never break, and how direct you want it to be. Two clients looking at the same market get different recommendations, because they are different businesses.
What the workspace does
What the product covers, grouped the way a revenue decision is actually made. Coverage depends on the data you authorise and the inputs you complete.
Revenue, occupancy, ADR, RevPAR and booking pace. Goals and forecasts per property and across the portfolio, with the date range and data coverage stated on the view. The year view says whether the goal is still reachable, or already beaten.
Every OTA campaign and discount your channels offer, per property, with its booking window, stay window and stacking rules, each judged on your own rate, fee stack and floor. Booking revenue, payout and estimated profitability are kept apart, never merged into one figure.
Events, holidays, seasonal patterns, regional news and the conditions moving travel demand, read against your own open nights and your own everyday rate rather than against a radius. Announced months ahead where they are known.
Airbnb search observed daily, not estimated, reported as where your listing stands against its true local set with history behind it. Your public listing page is read too: rating, review count, status and title, with what is worth improving.
Ask a question and get an answer built from the data you have authorised, with the reasoning shown. It investigates, assembles evidence and prepares reports. A persona profile tunes it to your risk appetite and the rules it must never break, so what comes back fits your business rather than a generic one. Conversations are logged.
Proposals arrive with their reasoning and an approval step. What happens next depends on the action, your permissions and provider access: some changes are made in the pricing engine, OTA campaigns stay yours to switch on.
Client delivery sits across all six. A dashboard the client can open, a weekly review and a daily report they can download, and a record of what was decided and why.

Illustrative
Every campaign the two channels offer, property by property, with its booking window, its stay window and the rules about what is allowed to stack with what. Each one is judged on your own rate, your own fee stack and your own floor, not on the headline discount. It gives you the order to do things in as well: raise the rate first, then switch the last-minute discount on. Switching it on stays yours to do in the OTA console, and the result is watched afterwards.
Occupancy against the market, a market reference rate per property and MPI across the portfolio, each carrying the date range and the data coverage on the view itself. Booking pace is read against the curve rather than against a feeling, so a property booked 68 per cent where the curve says 44 per cent is reported as genuinely ahead, and one sitting behind is flagged while there is still time to act.
Named events with their date range and the reason they matter, tied to the nights you still have open and to your own everyday rate rather than to a radius on a map. The point is never that an event exists. It is whether you have anything left to sell in that window, and whether the rate you are holding reflects what is about to happen.
Every reservation and every night from the property management system you connect, not a sample and not a projection. New bookings are checked every 30 minutes plus your provider’s own lag, with a full refresh daily, and the product states that on the view. The year scoreboard compares the same units month by month across both years, counts closed months only, names any unit that did not trade all year, and tells you plainly whether the goal is still reachable.
The agent reads the market each property sits in, not only the property. Local and regional news, and what it is likely to do to travel demand rather than the fact that it happened. Events announced months ahead, flagged while your calendar is still open and the rate can still be moved. Regional conditions, including the geopolitical situation where that moves travel, which in this part of the world it regularly does. The job is not to summarise a headline. It is to tell you what it means for your open nights and the rate you are holding, and to say so while there is still time to act on it.
Path 02 · ORL for Revenue Teams
The workspace supports three things for a revenue team: portfolio analysis across the clients you are authorised to see, revenue strategy you set and defend yourself, and the ongoing revenue decisions in between, with the evidence assembled and the client report prepared for you.
Agency pilot · by demo
One place across the client portfolios you are authorised to see, with each client's own properties kept to their own dashboard.
Performance, pace, goals and forecasts at both levels, with the date range and coverage stated.
Ask why a number moved, assemble the evidence, and prepare the report you hand the client.
Fees, markups and promotion assessment where the required inputs exist, with missing inputs named rather than guessed.
Demand signals matched to the property and the dates, not to a radius.
What was proposed, what was approved and what followed, for the workflows the product supports.
Within an agreed scope, defined with you before the pilot starts.
Your identity alongside “Powered by ORL”. Full white-labelling, custom domains and advanced team permissions are separately scoped, not part of the pilot.
You keep the service, the client relationship and every commercial decision. We retain ownership of the software. This is a licence to use the product within agreed terms, not a sale of the product or its source. You may include it inside your own service package, subject to those terms.

Break-even = fixed cost per occupied night + cleaning ÷ avg stay + other variable cost — what must land in your account. Occupied nights per month = 30.4 × expected occupancy.
Listed pricing floor = (break-even × 1.15 + Tourism Dirham) ÷ (1 − commission% − VAT%) — the 15% safety buffer, then grossed up for what never reaches you. This is the number to set as your PriceLabs minimum.
Last-minute floor = listed floor × 0.85, never below marginal cost · Orphan gap fill = marginal cost × 1.10 — any rate above true variable cost beats an empty night · Weekend floor = listed floor × 1.15 · Low-season base = listed floor × 1.05 · Peak minimum = listed floor × 1.50.

FAQ
Everything you need to know before getting started. Still have questions? Talk to us directly on WhatsApp.
PriceLabs adjusts rates algorithmically, but it cannot tell you whether your strategy is working, whether your floor is correct, or what the market is actually doing. Oasis Revenue Lab sits on top: daily monitoring, market interpretation, floor verification, and clear recommendations, all held in one connected workspace. We also configure and manage PriceLabs for you.
PriceLabs is where we are certified and where our clients run today. Support for other pricing tools is in development, so the strategy is not locked to one piece of software. If you already run something else, tell us what you use and we will confirm what we can support.
Not without your approval. The AI proposes a specific rate for specific dates with the reasoning, you approve it, and the change is made in your pricing engine inside the guardrails you set (your floor, your ceiling, your rules). OTA campaigns and promotions stay yours to switch on in the console, and we watch the result. Nothing moves on your calendar that you have not agreed to. Existing clients get it first.
An active PriceLabs account and Telegram. We take your listing details and run a short onboarding call to set your floors and goals. Setup takes under 48 hours.
Every engagement is quoted on your portfolio: how many properties, which markets, and whether you want the software on its own or our revenue managers owning the strategy. Tell us the portfolio and we come back with a figure and exactly what it covers. PriceLabs, your PMS and any optional data services stay payable to those providers.
That is ORL for Revenue Teams, and it is an agency pilot rather than a self-service product. You keep the service, the client relationship and every commercial decision; we provide the software, onboarding and technical support within an agreed scope. It is a licence to use the product, not a sale of it. Start with a partner demo.
Independent agency separation, staff accounts, client access and the data boundaries between them are verified with each pilot partner before anything goes live. Full white-labelling, custom domains and advanced team permissions are separately scoped and are not part of the pilot.
No. The product was built on live Dubai operations and we run revenue management in Dubai and in Europe. Our deepest data covers JBR, Dubai Marina, Downtown, Business Bay and Palm Jumeirah. The workspace itself is market-agnostic and works wherever your pricing engine and PMS have coverage.
Yes. Oasis Revenue Lab works alongside your property manager as the revenue intelligence layer. If your PM handles pricing, we can work with them directly on the strategy layer.
Briefings start within 48 hours. Portfolios that are underpriced or missing floor discipline typically improve within 2–4 weeks. Outcomes are tracked via Hostaway.
No long-term contract. Service is monthly rolling, cancel with 30 days notice. Your rate is fixed in writing for the term agreed at signing and does not change inside that term without your written agreement.
Our focus is short-term rentals on Airbnb and Booking.com priced with PriceLabs. Serviced apartments and boutique hotels are on the roadmap.
Oasis Revenue Lab is operated by Lux Oasis Advisory & Services LLC, registered in the Sharjah Free Zone, UAE. Our operating partner is Lux Oasis Holiday Homes, a separate UAE company that holds the DTCM licence, and every system runs on that live portfolio before it reaches a client.
